Why You Need Flood Insurance
Many homeowners mistakenly believe their standard homeowners policy covers flood damage — it does not. Flooding can result from heavy rainfall, storm surges, snowmelt, blocked drainage systems, or rising rivers and streams. In New Jersey, with its extensive coastline, tidal rivers, and low-lying areas, flood risk is a serious concern for homeowners across all 21 counties.
According to FEMA, just one inch of floodwater can cause over $25,000 in damage to your home. And more than 25% of flood claims come from properties outside high-risk flood zones. That means even if you're not in a designated flood zone, your property could still be at risk.
NFIP vs. Private Flood Insurance
As an independent agency, Complete Insurance Agency offers both National Flood Insurance Program (NFIP) policies and private flood insurance options. Each has its advantages:
NFIP (Federal) Policies
Backed by the federal government through FEMA. Available to all homeowners in participating communities. Covers up to $250,000 for building structure and up to $100,000 for contents. Standardized pricing regardless of which agent sells the policy.
Private Flood Insurance
Offered by private carriers, often with higher coverage limits, broader coverage options, and sometimes lower premiums than NFIP. May include basement coverage, loss of use, and replacement cost on contents — options not always available through NFIP.
What Does Flood Insurance Cover?
- Structural damage to your home's foundation, walls, floors, and electrical/plumbing systems
- HVAC equipment, water heaters, and built-in appliances
- Permanently installed carpeting, paneling, and cabinetry
- Personal belongings including furniture, clothing, and electronics (contents coverage)
- Cleanup costs associated with flood damage
- Detached garages (up to 10% of building coverage under NFIP)
What's Typically NOT Covered?
- Damage caused by moisture, mildew, or mold that could have been prevented
- Currency, precious metals, and valuable papers
- Property and belongings outside the insured building (landscaping, fencing, pools, decks)
- Living expenses or temporary housing (NFIP — some private policies do cover this)
- Cars and other vehicles (covered under auto comprehensive)
Important Facts About Flood Insurance
- 30-day waiting period — Most flood policies have a 30-day waiting period before coverage takes effect, so don't wait until a storm is forecast
- Required for federally backed mortgages — If your property is in a high-risk flood zone (Zone A or V), your lender will require flood insurance
- Affordable in low-risk zones — Preferred Risk Policies start as low as approximately $100/year in moderate- to low-risk areas
- NJ is high risk — New Jersey's coastal and river proximity makes many areas vulnerable to flooding, even inland
New Jersey Flood Zones
FEMA designates flood zones across New Jersey that determine your risk level and insurance requirements. High-risk zones (A and V zones) are areas with a 1% or greater annual chance of flooding. Moderate-risk zones (B and X-shaded) have a 0.2% annual chance. Low-risk zones (C and X-unshaded) have minimal flood risk but are still not immune — over 25% of NFIP claims come from these areas.
Complete Insurance Agency has deep expertise in New Jersey flood zones. We'll help you understand your property's flood risk, whether you're required to carry flood insurance, and which policy option gives you the best protection at the best price.
